How long does it take to become a property agent in Singapore?

On average, the entire process takes about 4 to 6 months from start to finish. Step 1: The RES course takes about 1 to 2 months. You must complete a CEA-approved course, which usually takes a few weeks full-time or up to two months part-time. Step 2: Exam registration and sitting takes about 1 to 3 months. Exams are generally held three times a year, typically February, June, and October. Step 3: Exam results take about 4 to 6 weeks. Step 4: Agency registration takes about 2 to 4 weeks. Once you pass, you will select a licensed real estate agency to join, and they will submit your final registration application to CEA for approval.

What are the minimum qualifications for the RES exam?

To qualify for the Real Estate Salesperson (RES) exam in Singapore, candidates must have at least 4 GCE 'O' Level passes or an equivalent qualification. If you do not have 'O' Levels, you can take the Workplace Literacy and Numeracy (WPLN) assessment and achieve a minimum of Level 5 across all five components (Reading, Listening, Speaking, Writing, and Numeracy). Higher qualifications like local diplomas and degrees from recognised institutions are also accepted.

How long is the RES course certificate valid for?

Your Certificate of RES Course Completion is valid for exactly 2 years from the date of issue. You must pass both Paper 1 and Paper 2 within this 2-year timeframe. If you fail to pass both papers before the certificate expires, CEA regulations dictate that there are no extensions. You will need to retake the entire RES course and sit for both exam papers again.

Can foreigners or PRs take the RES exam?

Singapore Citizens and Permanent Residents (PRs) are fully eligible to take the RES course and exam. Foreigners cannot freely register for the exam; they must hold a valid Employment Pass (EP) and obtain a Letter of Support from a licensed real estate agency. The agency must then submit a special application to the Council for Estate Agencies (CEA) for approval, which is evaluated on a strict case-by-case basis.

Is there a bell curve for the RES exam?

The official passing mark set by CEA is 60% for each paper. While CEA does not officially confirm a "bell curve," they do state that exam results undergo a moderation process. Because failure rates can be high, candidates are often advised not to aim for the bare minimum. To pass comfortably, many tutors suggest aiming above 75% on practice that reflects RES exam difficulty.

How much does the RES exam cost?

For first-time candidates taking both papers, the RES Exam fee is $512.30 (inclusive of GST). If you need to retake a single paper, the fee is $283.40 (inclusive of GST) per paper. Note that this exam fee is separate from the initial RES course fee, which typically ranges from $650 to $850 depending on your chosen CEA-approved course provider.

What are the hardest topics in the RES exam?

Historically, candidates struggle most with topics that involve multi-layered regulations and financial calculations. The toughest areas include Property Taxes (specifically calculating complex ABSD and SSD permutations), the Consumer Protection (Fair Trading) Act (CPFTA), the Sale of Uncompleted Private Properties, and Land Law. These topics require more than memorising notes. You need to understand how the rules apply to different buyer profiles and practical scenarios.

How do I practise for the tricky Section B case study questions?

Section B case studies often trip people up because they combine several ideas at once. The most useful preparation is practice that reflects exam conditions: a mixed set of difficulties rather than only what you already find easy. What is the format of Paper 1 vs Paper 2, and do you have any tips?

Section B: 20 multiple-choice questions based on case studies (40 marks). Tips: Time management: Section B needs more reading time, so aim to finish Section A in about 60 to 75 minutes. If one question stalls you, move on and come back. Watch for absolutes. Words like always, never, must, and all are often traps; many rules have exceptions. Practise context, not just definitions. What is the historical passing rate?

While the Council for Estate Agencies (CEA) does not consistently publish official passing rates for every sitting, the RES exam is widely seen as demanding. How many hours should I study to pass the RES exam?

The mandatory RES course requires a minimum of 50 hours of attendance. Most successful candidates add roughly 100 to 150 hours of self-study and practice.
